Villas
Standalone villas on huge acres of land offer unsurpassed opulence. These often sit on anything from 5 acre plots on the higher end, to 0.5 acre plots on the smaller end.
Nairobi homes with huge gardens are predominantly located in the exclusive neighborhoods of Karen, Muthaiga, Lower Kabete, Roslyn and Loresho. Villas on 0.5 plots dominate the Runda, Gigiri and Nyari suburbs.

Besides the WC, the attached bathrooms often each contain both a bathtub and shower. So, you can jump into and out the shower in the mornings and soak in the bathtub when you have more time in the evenings.
These houses often boast some sophisticated interior decoration such as hardwood kitchen woodwork, a floor with mahogany strips, solid doors and granite countertops in the kitchen and bathrooms. These are complemented with high-end tiles and sanitary ware.
Lots of room, privacy and serenity are virtually guaranteed. However, these come at a price – of substantial monthly security, gardening and energy costs. Villas are therefore not recommended if you are counting the pennies.
Townhouses
Townhouses are increasingly becoming the accommodation of choice for many high-income families. There are often 6-16 townhouses on a plot and these share a single gate and the attendant security costs.
These Nairobi properties are typically well-appointed with lots of high end finishes and refinements that are comparable to those of the villas.
Most are 4-5 bedroomed and most of the bedrooms have en suite bathrooms, some with both a bathroom and shower, besides a WC.
Most come with carports or generous parking space. An ideal townhouse also comes with a decent-size private garden where you can enjoy some wonderful barbecues, away from prying neighbors.
There are a couple of good townhouses in Lavington, Westlands and Karen. Lately, town houses are springing up in Spring Valley, Lower Kabete and Roslyn.
If you are looking for spacious rooms and a private garden but don’t want to be burdened with steep monthly costs or the hassle of being solely responsible for the bills, this Nairobi real estate category is right up your alley.
Apartments
This is the commonest mode of Nairobi real estate. Apartments are the housing of choice for middle income and small families as well as singles.
They range from 1 to 4 bed apartments. While the newer ones have all the bedrooms en suite, most only have en suite facilities in the master bedroom.
Typically, 8-32 apartments share a compound, together with the attendant security and common facilities cost. The newer high-end apartments come with penthouses, servant quarters and a common swimming pool.
Good places to look for high-end apartments are parts of Lavington, Westlands, Kileleshwa and Kilimani. Cheaper apartments can be found in South C, Langata and Embakassi.
Land
Investing in land is a great decision if you are looking to developing your own house or housing complex. Vacant plots in the city are now harder to come by though…
As such, developers often buy old houses, seek Nairobi City Council’s approval to change the plot’s user from single to multiple dwelling units and then put up large developments.
